How to furnish a holiday rental apartment in Estepona
A holiday apartment gets more use in one summer than a normal home does in several years. Choosing the right furniture from the start saves replacements, bad reviews and trouble at an inspection.
What the regulations require in Andalusia
Holiday rental homes are governed by Decree 28/2016, as amended by Decree 31/2024. On furnishings and equipment, it requires among other things:
- The home must be sufficiently furnished, with the appliances and household items needed for immediate use, in line with the number of guests.
- Cooling in bedrooms and living rooms if it is let in May, June, July or August, and heating if it is let from December to March. Fixed or portable units are both accepted.
- Bed linen, towels, blankets or duvets and pillows in good condition, according to occupancy.
- A first-aid kit, a smoke detector near the kitchen and a fire extinguisher.
- Tourist information about the area and official complaint forms.
Living room: sofas that wash and last
The sofa takes the most punishment. Look for removable covers or stain-resistant fabrics, mid-tone colours that hide wear, and a sturdy frame. A sofa bed adds sleeping places without taking up space, but try the mechanism in store: it is the first thing to fail when it is opened and closed every day.
Choose coffee tables without glass and with rounded edges, and a closed TV unit to keep remotes and cables out of sight.
Bedrooms: the mattress is your review
Guests forgive simple décor, but not a bad night's sleep. Invest in mid- to high-range mattresses with a waterproof, breathable protector, and consider lift-up storage beds: they hold spare bedding without needing extra wardrobes. You will find mattresses in every size under Bedrooms.
Kitchen and appliances
A fully equipped kitchen prevents complaints: hob, oven or microwave, fridge-freezer, dishwasher and coffee machine. For stays longer than a week a washing machine is almost essential. Pick brands with local after-sales service and a good energy rating: in a holiday let, you pay the electricity bill.
